Suny Bailey Solutions takes a hands-on approach. They have been in the trenches of golf course real estate projects in the past and have the kind of keen insight that will allow you, the lender, to protect the value of your asset. Their approach is common sense based and, upon becoming fully immersed in all facets of the details of the project, they will help you succeed.

PROJECT EVALUATION
It is essential to have a full understanding of a project before any significant programs can be put into place. Frequently, however, there is a need to take control and stop the bleeding of a troubled project immediately. Suny Bailey Solutions will begin solving problems upon being retained.

Suny Bailey Solutions has the ability to concurrently take control of a troubled asset and begin the discovery process that will allow the planning necessary to achieve the project goals. The initial project evaluation will focus on critical flaws that can cause asset devaluation. Along with identifying those key elements, SBS will systematically get their arms around the entire project.

GOAL ESTABLISHMENT
From the beginning, SBS will work with the owner of the project to establish interim goals based upon present knowledge and to continually update the goals through the discovery process. As the evaluation of the project progresses, SBS will work with lenders to set aggressive, achievable goals. Goal setting will take into account the project conditions, the lender's position, and ultimately the market. Realistic goals lead to maximum results.

STRATEGIC PLAN
Based upon the client's goals, SBS will create a plan. The plan will take into account all that has been revealed during the discovery process. Weak points will be shored up and strengths exploited. In some cases, an on-site team will be created to oversee the project. Plans are only as good as the people implementing them. SBS has the experience and industry contacts to put together a winning team and to thoroughly vet onsite personnel in each key position.

COMMUNICATIONS
Communication with clients is critical to the success of any project, especially with a lender-owned property. Conditions and real estate markets can change rapidly and with Suny Bailey Solutions' hands-on approach, any changes in conditions will be monitored and communicated on a regular basis so the best decisions and outcomes can be reached.

FEE STRUCTURE
Suny Bailey Solutions believes that their role in the management and disposition of the distressed golf course residential community should have a finite life span. SBS charges clients a reasonable monthly fee and a success fee based on beneficial resolution of the engagement. Success fees are based upon mutually agreed upon goals. Unlike some competitors who stretch out projects as long as possible to collect more fees, SBS is motivated by incentive to succeed and reach your goals sooner than later!
